TEWANTIN MARKET REPORT


Tewantin is the living history of Noosa, the original logging, fishing and tourist town. The Kabi Kabis' (local aboriginal tribe) name for Tewantin was Woolumba, meaning place of big water.

Tewantin has retained much of the history of this area while still progressing with the times. The village has kept a strong country town community atmosphere with all services and facilities provided in the distinctive, fashionably upgraded business centre. There are so many features that make Tewantin unique. There are the old Queenslanders in the middle of town and a huge green park rolling down to the river. There is also the incredible natural beauty of Lake Doonella with its myriad of birdlife. From the Noosa Heads side, the Doonella bridge marks the entry to Tewantin.

On the opposite side of the bridge lies Noosa Harbour Marine Village, an area bubbling with marine craft, restaurants, Sunday markets, music and décor stores. Perched astride the Noosa River this marine village caters for crowds of both tourists and locals. It's a great place for waterfront dining, browsing at art or checking out the most stylish of homewares. To the side of the village is the age old swimming pool and a newer addition is the skate bowl, a much used youth facility.

Newer Tewantin areas include precincts such as Noosa Banks. This exclusive estate just 3 km from the business centre features large blocks in a park like setting with the Cooroibah creek running through the northern boundary. It will be shortly releasing Stage 5 which has already recorded a large number of expressions of interest from many buyers. Another new sub-division has just started selling house & land packages in the low $400's. This is at the end of George Street with the Wooroi Park across the road.

The suburbs, Parklands, Daintree, Noosa Outlook, Noosa River Heights, The Enclave and Bushlands have evolved in Tewantin, each with their own unique qualities with an emphasis on brick and tile, although many of the newer homes are now rendered in the distinctive Noosa Style.

The noticeable absence of holiday accommodation and high season hustle and bustle has seen the area become a haven for permanent residents.

MARKET REPORT

This quarter has seen a steady demand from investor buyers who realize their opportunity to get into the market at entry level prices is shrinking, as we see the supply being taken from the bottom up- it is now almost impossible to find anything of real value for under $300,000.

Activity over last Quarter
With 124 residential sales in the Tewantin area for the first 6 months of this year there is plenty of activity and a healthy rate of sale. Although the median price trend looks flat, the number of sales reflects the increased turnover by investors at the bottom end who continue to favour affordable housing over apartments.

Outlook
Tewantin is established as a steady and attractive Noosa Shire precinct and offers opportunities to investors and home buyers without breaking the bank. The new Woolworths complex on Poinciana Avenue, will be a valued asset to the community and its continued attractiveness to investors. Some of the commercial buildings in town have been recently upgraded (including Poinciana Plaza) to ensure that owners and visitors alike can still appreciate the village-like atmosphere of the town, but enjoy modern conveniences as well.

The highest sale for the quarter was $750,000 for a brand new stunning residential home in Old Tewantin, setting a new price record for the Heritage Park Estate, whilst the lowest sale was $260,000 for an entry level renovator in Noosa Outlook. An interesting purchase of 6.19 hectares on McKinnon Drive, bought earlier this year for over 3 million dollars by Sundale Garden Village of Nambour is still awaiting redevelopment.

LAND
Vacant residential land prices start at $238,000 for a level block of land in the ‘Heritage park Estate’ in old Tewantin. There are only a few vacant blocks scattered around Tewantin which will not last as the last sale of a vacant block of land in Noosa Outlook was snapped up at just over $200,000 and a new home is going to be built on the block for resale sometime in the near future.
